Clients of Evolution LI Ltd need not worry about the difficulties of obtaining planning permission, one of which can be a lengthy and a complex process. Acting on our own 'freehold', we take the responsibility of putting together all the pieces of the puzzle to complete a structured planning application for outline planning. We take into account all the special needs and elements that are site specific. This includes making sure the plan takes into account items such as Section 106 Agreements and the need to provide affordable sustainable housing.

  • We make sure the project is sustainable, which may include the provision of approximately 30% of the expense for infrastructure. (e.g. schools, medical facilities or road infrastructure). Evolution LI Ltd takes this cost away from the investor so as to maximize potential profits.
  • We use what on face value seems a simple, structured approach to put our plans and argument to the planning office using any external consultants as we feel appropriate. The structure shown here provides an insight into the steps we take in order to secure the ultimate goal. It is the unseen work that goes on in the background that makes this process more difficult for private individuals to achieve.

Unfortunately there are many plot sale companies that just sell plots. They promise the dream of owning a plot of English land which you can buy for £10k or £20k and in a few years build a £300k house. Great plan, but not normally a reality.

What Evolution LI has done is put together a more realistic concept that works in the fairest way possible, more like a percentage investment. Everyone gets a percentage of the profits pro-rata to the amount of plots owned. 

We simply apportion the site into equal size plots and have a standing agreement that is we want to get planning permission on our freehold and sell the entire site on, we can buy you back out of your lease agreement. Please note we do not try and get planning permission on your behalf. You always keep day to day control and may use your plot for any lawful purpose.

This is the very reason Evolution LI Ltd will do everything possible to find the right site, put the right planning application together and make the right disposal. After all, we are a business and like you we're here to make as much profit as possible.
