The
Concept of Land Development:
Land
Development, although very simple in concept, is usually more difficult
for private investors to manage on their own ue to the
difficulties in
dealing with the council, planners and major developers. Also, for some
investors, it is just not affordable. What we do is help you get
involved in this exciting opportunity at an investment level you're
comfortable with.
Land Development is the activity of buying land and holding onto it
with the view that, over time and with some expense and expertise, the
land can be rezoned, re-designated or outline planning permission will
be granted for commercial or residential development. It is at this
point the premium you command on the land increases and you can sell it
to a developer for a far greater sum than you paid. History has shown
that this can be more than 500% in some cases!
What
Evolution LI do can be simplified into 6 steps:
| Source and purchase: |
- We buy land at the
pre-development stage this can be Greenfield or
Brownfield and in some cases land with planning, pre-development.

| Split and apportion: |
- We then have the
site surveyed and apportioned into smaller, affordable
investment plots.
|
| Prepare plans: |
- We then use our
network of professional planners, architects and
surveyors to put together the most suitable planning proposal forward
for the particular site at a time that we feel it has the best chance
of being approved.

| Adapt and change: |
- If need be we will
change, adapt and negotiate with the local
authorities to get the site plans to fit as best as possible
with
the regional and local development plans.

| Site disposal: |
- Once the site is
signed off and we have outline planning permission we
will then, through our network of developers, achieve the best value
sale price for the site.

| Take profits: |
- Once a sale price
is agreed between all parties we will sell the site
at which point all the investment partners receive their portion of
profits fairly.
